A Beautiful House In Georgia Hidden From all Its Neighbors

There aren’t many houses built out of concrete in the Tiflis region of Georgia which makes this one quite special in that way. It’s a beautiful house with a contemporary design built here in 2019 by NOA Studio. It’s one of the first concrete residences in this area but it’s also special in a few other ways, one being the way in which it’s positioned and oriented on the site.

The house sits on a sloped site and it’s surrounded by lots of neighboring buildings. In order to offer it plenty of privacy, the architects had to come up with a plan which is adapted to the unique particularities of the terrain.

Another important factor that determined the overall design and orientation of the house was the beautiful view of the Caucasus mountains that this site offers. The architects took advantage of the sloping terrain to create a tiered design where the house sits in the middle point, with a garden above street level at the top and another garden below. That way it gets to enjoy these wonderful views and it also remains hidden from the street which gives it privacy from the neighboring homes.

The house has a single floor and a linear layout which simplifies its design significantly. The garden at the top actually extends onto the roof of the building, hiding the house even better from this angle. At the back there’s a swimming pool with an open terrace which then transitions out into the lower garden. There’s more greenery inside thanks to the openness of the house as well as the integration of several courtyard spaces into the floor plan. There’s a very strong bond between the building and the site on which it stands and it was done in a very clever and imaginative way.
