Now, two housing bills — which have seen intense opposition — are moving forward to ease the situation. One allows duplexes to be built in most neighborhoods across the state and the second reduces environmental rules on multifamily housing, making it easier to add high-density development. It remains to be seen how these new rules will transform the market for homes in California. For now, Beverly Hills .

The added land and structures will be a great addition to the home that John and husband David Furnish live in, which has been redecorated and upgraded.

Built in 1961 by architect Daniel Dworsky, the home had a single owner from the 1960s until 2017, when new buyers committed to restoring the property, staying true to its architectural roots. The renovation stripped the 5,500-square-foot home to its studs and updated the systems in the home, but still preserved the original floors and fireplace.

The redesign also disregarded the current penchant for open-plan living spaces and maintained the more closed-off kitchen footprint. The designers also recreated the retro dark wood cabinetry but also managed to include all the modern kitchen conveniences.

The design has a living area with a wet bar and a formal dining space and incorporates retractable walls that lead to the outdoors, which features a fire pit, pool and lounging area.  Located in the flats of Beverly Hills, between Santa Monica and Sunset boulevards, the home is more like a one-story piece of art.

The gated residence sits at the end of a winding driveway on the two-acre plot. Sweeping staircases ascend to a dramatic entry into the palatial house. The entry foyer leads to the primary living spaces, which have floor-to-ceiling glass and sliding doors that open to the pool, courtyard and terrain. The upper level holds the master suite a guest room for grandchildren. The architectural staircase at the center of the house and the two-story library complete the home.

Stucco, wood, and concrete feature prominently on the exterior of the 3,000 square-foot home, while the inside is modern and contains many elements that are a nod to the powerful simplicity of Japanese architecture.

Huge floor-to-ceiling glass doors dominate the main living space and can be opened completely to merge the room with the outdoor living space and pool area. The warmth of walnut wood in the sculptural staircase and integrated casework is a nice counterpoint to the more rigid vibe of the board-formed concrete wall. The upstairs master suite, features his and her bathrooms and closets and opens to a balcony overlooking the backyard and distant skyline. The design itself is a minimalist’s dream, but it also features a construction that literally takes a traditional residential home layout and turns it upside down. The architects at Walker Workshop highlight the main living spaces in the glass and concrete structure above ground. Structural concrete allowed the design to have long, column-free spans for a very wide-open feeling.

A lower-level courtyard allows air and light to flow into the hall of the bedroom level and a green roof protects the space. The most innovative element may be the 75-foot lap pool that bisects the house and is shadowed by one of the massive protected oak trees on the property.

From Barn to Beautiful Home

Packing a lot of style into a small footprint, this Beverly Hills home was once a barn that fell into disuse.  Walker Workshop revamped the structure into a design that takes full advantage of the panoramic views across the canyon and forges a strong connection with the 120 coast oak trees that are on the property.

The renovated barn has two bedrooms at opposite corners of the second level that float above the main living areas. Most notably, the living room is large enough to double as a concert venue for as many as 80 people. The exterior of the upper floor is clad in fire-resistant wood while the bottom level is mainly concrete and steel.

Focused on the View

Called The Mirrorhouse, this home is in the hills of Trousdale Estates of Beverly Hills and is all about the incredible views that go from Downtown LA to the Pacific Ocean. XTEN Architecture created a design in five volumes that are offset, surrounding the private areas of the home. The negative space in between contains the main living spaces and traffic ways, coming together in an indoor-outdoor living area that opens views in every direction

Outside the walls, an entry garden and fountain are situated to the east, while a courtyard and reflecting pool are set on the west side. To the north, there is an outdoor garden while the southside infinity-edge pool has views of the city. Floor-to-ceiling glass and sliding glass doors allow the interior to meld with the outdoors.

Melding Design and Nature

In the land of sunshine and warm weather, this Beverly Hills home is entirely focused on outdoor living. All the spaces are designed to blur the boundaries with the outside world. Created by Struere architects, the design pulls together some of the best aspects of modern LA homes into a house that’s fully engaged with its gardens and natural surroundings.

Composed of two horizontal volumes set perpendicular to one another, the void between them serves as garden, anchored by a tree in the center. In fact, the three looks like it is growing out of the middle of the house. Lots of glass, mid-century modern designs and all the creature comforts make the interior a vibrant space. Outside, the native plantings are low maintenance and together with the structure, the property reflects the sensibilities of Los Angeles.

Connecting the Inside and Outside

When Mother Nature provides a climate and terrain like that of Los Angeles, it’s no wonder that houses like this Beverly Hills home seek to make the grounds part of the overall living space. The design of this home by Assembledge+ uses the concept of three pavilions connected glass hallways to create a residential oasis on a single level. The outdoor areas of the property are tied to the interiors thanks to the arrangement of deeply layered sightlines and circulation through the home.

Throughout the residence, plenty of natural light comes in through the large windows and skylights while the minimalist interiors keep the feeling light. Outside, wild grasses and olive trees are paired with. California native species and a 40-foot pool and is accompanied by plentiful space that creates a series of outdoor rooms for entertaining.
